1. Introduction
ParkingTree ("ParkingTree," "we," "us," or "our") operates a digital parking permit platform that helps multifamily residential properties manage parking for residents, guests, and property management professionals. We are committed to protecting the privacy of everyone who interacts with our website and services.
This Privacy Policy explains what personal information we collect, why we collect it, how we use and protect it, and what choices you have. By using our website or services, you agree to the practices described in this Policy.
If you have questions or concerns, please contact us at info@parkingtreeco.com.
1A. Our Role as Service Provider
NewParkingTree provides parking management software and related services to property owners and property management companies ("Property Operators"). When residents or guests register vehicles or obtain permits through our platform, ParkingTree processes personal and vehicle information on behalf of the applicable Property Operator.
Property Operators control the parking policies, enforcement rules, towing decisions, and access permissions applicable at their properties. ParkingTree does not independently determine enforcement actions.
2. Information We Collect
We collect information in the following ways:
a. Information You Provide Directly
When you fill out a contact form, request a demo, or reach out for support, we may collect:
- First and last name
- Work or personal email address
- Phone number (if provided)
- Job title or role
- Company or property management organization name
- Residential community or property name
- Unit number (for residents seeking permit assistance)
- State or geographic location of your property or community
- Language preference (English or Spanish)
- Notes or free-text messages you choose to include
b. Vehicle & License Plate Information
As part of operating our digital parking permit platform, ParkingTree processes vehicle information including license plate numbers and vehicle identification numbers (VINs). License plate numbers serve as the primary permit identifier; VINs are required and used as a secondary means of vehicle identification and permit validation. This data is used solely for the purpose of issuing, verifying, and enforcing parking permits at properties that have contracted with ParkingTree. See Section 4 for more detail.
c. Information Collected Automatically
When you visit our website, we may automatically collect certain technical information, including:
- IP address and general geographic region
- Browser type and version
- Operating system
- Pages visited and time spent on pages
- Referring website or source
- Device type (desktop, mobile, tablet)
d. Information Stored Locally on Your Device
To improve your experience on our website, we may temporarily store form data in your browser's local storage so that information you've already entered isn't lost if you navigate away. This data stays on your device and is cleared when you successfully submit a form or manually clear your browser data.
3. How We Use Your Information
We use the information we collect to:
- Respond to inquiries, demo requests, and support requests
- Provide and improve our digital parking permit platform and related services
- Issue, manage, verify, and enforce parking permits on behalf of contracted properties
- Communicate with property management professionals about our products

- Detect and prevent fraud or unauthorized use of our services
We do not use your personal information to make automated decisions that have legal or similarly significant effects on you without human review.
4. License Plate & Vehicle Data
ParkingTree uses license plate numbers as the primary identifier for parking permits. Vehicle identification numbers (VINs) are collected and used as a secondary means of identifying or validating a vehicle's permit status, particularly in cases where license plate data alone is insufficient for verification.
Vehicle and permit data is processed solely for:
- Issuing and verifying parking permits
- Supporting automated license plate recognition (LPR) systems
- Secondary vehicle identification and permit validation via VIN where applicable
- Identifying vehicles that may not comply with property parking rules
- Generating reports for Property Operators
ParkingTree acts as a data processor / service provider with respect to vehicle data collected on behalf of Property Operators.
ParkingTree does not:
- Independently tow vehicles
- Issue citations
- Make final enforcement decisions
- Sell vehicle or license plate data
All enforcement actions are determined by the applicable Property Operator or its authorized enforcement vendor. ParkingTree is not responsible for enforcement outcomes, towing decisions, citation disputes, or errors resulting from incorrect information submitted by users.
4A. Enforcement & Data Accuracy Disclaimer
NewResidents and guests are responsible for ensuring that vehicle and license plate information submitted through the platform is accurate and current.
ParkingTree relies on information provided by users and Property Operators. While we strive to maintain accurate system functionality, we do not guarantee that license plate recognition systems or permit data will be error-free.
ParkingTree shall not be liable for:
- Towing or immobilization of vehicles
- Citations or enforcement actions
- Damages resulting from incorrect plate entry
- Damages resulting from third-party enforcement vendors
All disputes related to parking enforcement must be directed to the Property Operator.
